Price lists are full of abbreviations. Here is what each means and why it affects your total cost.

BSP: Basic Sales Price

The base rate per square foot before other charges. At Swarnim Central the lottery rate is ₹16,500 per sq ft.

EDC and IDC

External Development Charges and Internal Development Charges are levied for developing roads, water, sewerage and other infrastructure. Developers usually pass these on to buyers.

PLC: Preferential Location Charges

An extra charge for units with better positions, such as corners or plaza-facing units. The Swarnim plan notes 100% PLC if applicable.

GST

Goods and Services Tax applies to the sale as per prevailing rules and is included in the all-inclusive price quoted. Confirm current GST treatment with your chartered accountant.

Reading the all-inclusive price

₹52,34,048.82 is described as all inclusive for the 296.01 sq ft unit. Ask for a written cost sheet that lists every component.
